Communal Areas

The communal areas in blocks of flats and commercial buildings are covered by health and safety legislation and regulations and the duty to comply falls upon the person responsible for managing the building usually the freeholder but can also be the directors of freehold residential management companies and right to manage companies.

Policies

Adopting polices that implement adequate measures to cover all aspects of health and safety whilst being proportionate for the common parts they apply to is important. When we take on the management of a new property our approach is centred on a review of exisiting health and safety measures based upon a comprehensive risk assessment followed by a proactive approach in implementing recommendations.

Health and Safety

We have established a working relationship with a number of health and safety consultants and contractors able to advise on best practice. We also make a concerted effort to make use of the expertise offered by agencies such as the HSE and local fire and rescue services. This supports our main aim to deliver a cost effective approach to health and safety compliance specifically adapted for the property to which it is being applied.
